Uttar Pradesh Govt Approves Urban Redevelopment Policy 2026 to Transform Old City Areas

Lucknow, February 2026: The Uttar Pradesh government, led by Chief Minister Yogi Adityanath, has approved a comprehensive Urban Redevelopment Policy‑2026 aimed at revitalizing old, underutilized, and dilapidated structures in the state’s urban centres. The policy specifically targets buildings that are 25 years or older and seeks to unlock latent development potential in prime urban spaces.

Under the new framework, the Housing and Urban Planning Department has been authorized to implement redevelopment projects that will unlock underused land, encourage private investment, and bring improved infrastructure to congested city areas. The government will facilitate the submission and review of redevelopment proposals by private developers, with an emphasis on collaboration with stakeholders and streamlined approval processes.

Many parts of Uttar Pradesh’s cities presently contain dilapidated or legally tangled buildings that have remained unused due to lack of resources, ownership disputes, or poor maintenance. The new policy aims to transform these into productive assets—such as modern residential, commercial, or mixed‑use spaces—through coordinated redevelopment plans.

To further support urban transformation, the government has also revised development fees, making it more feasible for developers to undertake projects in core city areas while balancing affordability for residents. These structural adjustments are expected to boost urban density, enhance housing supply, and stimulate economic activity in key metropolitan pockets.

The policy aligns with the state’s broader vision of planned urban growth, which includes improving livability, upgrading civic amenities, and ensuring sustainable expansion of Uttar Pradesh’s expanding cities. By encouraging the redevelopment of older urban spaces, officials hope to better utilize land resources and alleviate pressures on city outskirts.

Experts believe that the Urban Redevelopment Policy‑2026 could have long‑term benefits for the real estate sector, urban infrastructure, and investment climate in the state, provided implementation is backed by clear timelines and active public‑private partnerships.
