UP Government Approves New Property Registration Rules to Prevent Land Fraud and Disputes

The government of Uttar Pradesh, led by Chief Minister Yogi Adityanath, has approved new rules related to property registration aimed at preventing fraud and reducing disputes in land transactions across the state.

The decision was taken during a recent cabinet meeting where multiple governance and infrastructure proposals were discussed. Among the key measures approved was a stricter verification system for land registration to ensure that only properties with clear ownership records can be legally registered.

Verification of Khatauni and Ownership Records

Under the new rules, property registration will not be allowed without proper verification of revenue records such as khatauni and other ownership documents. Sub-registrar offices will now be required to check land records before approving a property transaction.

Officials say the measure will help prevent fraudulent deals in which land is sold without clear ownership proof. The government expects the new system to strengthen transparency and protect buyers from illegal transactions.

Ban on Registration of Disputed Land

Another major change is the complete halt on the registration of disputed or fraudulent land. If any property is found to have ownership conflicts, legal disputes, or suspicious documentation, the registration process will be immediately stopped.

The state government believes this step will reduce long-running legal battles over land and protect citizens from falling victim to property scams.

Aadhaar-Based Verification and Digital Checks

In addition to document verification, the state has also introduced stricter identity checks. Property registration across the state now requires Aadhaar-based biometric authentication of buyers, sellers, and witnesses. This measure aims to prevent impersonation and ensure that transactions involve genuine parties.

Aim: Transparency in Property Deals

Officials say the reforms are part of a broader effort to modernize the property registration system and curb the influence of land mafias. By linking registration with verified land records and biometric identity checks, the government hopes to create a more transparent and reliable system for property transactions.

With land disputes being one of the most common legal issues in India, the new rules are expected to bring greater clarity and security to property deals across Uttar Pradesh.
