Haryana Clears 47-Acre Sector 33 Site for Gurugram Metro Depot

GURUGRAM: Haryana has approved the transfer of 47 acres of state-owned land in Sector 33 for the main Gurugram Metro depot, removing a major property hurdle from the project while the construction tender moves through its final evaluation.

The site belongs to Haryana Shahari Vikas Pradhikaran and will be handed to Gurugram Metro Rail Limited on a permanent basis. The approved arrangement sets a nominal rent of Re 1 per square metre per month, which officials estimate at about Rs 1.90 lakh for the full parcel. The decision follows a formal request from the metro company.

A depot is the operational spine of a rail system, not an optional facility that can be completed after the viaduct. It provides space to stable trains, inspect wheels and braking systems, wash coaches, carry out repairs and coordinate daily service. Land certainty at Sector 33 therefore matters to the opening schedule of the entire 28.5-kilometre loop between Millennium City Centre and Cyber Hub.

Shared space and a private-land gap

Under the transfer terms, HSVP will receive floor space in the proposed Metro Bhawan within the depot complex and retain half ownership of that building. This arrangement allows the land-owning agency to maintain a long-term institutional presence even as the metro company controls the depot site.

One piece of the footprint remains unresolved. GMRL is seeking roughly 14,000 square metres in Islampur village, where part of the required land is privately owned and contains structures. Negotiations are being handled through the district-level purchase committee under Haryana's metro land-purchase policy. The policy offers consenting owners a premium above assessed market rates, but each title and structure still requires verification.

Officials say some owners have consented while discussions continue with others. The distinction is important: approval of the 47-acre government parcel substantially advances the depot, but it does not mean every square metre needed for construction is already in possession.

Six bidders remain in the race

The depot tender was floated on June 16 and technical bids were opened on August 5. Six companies submitted bids. GMRL has said evaluation is in its final stages, after which the financial offers of technically qualified bidders can determine the preferred contractor.

The next useful milestones will be physical possession of the complete site, award of the civil contract and publication of a construction schedule linked to the first operating section. Residents should also expect a traffic and logistics plan because depot construction will move heavy material through Sector 33 for an extended period.

The approval is a tangible administrative step in a project that has often been described through percentages and tender dates. It converts most of the depot footprint from a pending inter-agency request into sanctioned land. The remaining Islampur negotiations and tender award will show how quickly that paper clearance becomes foundations, workshops and stabling lines on the ground.
