GURUGRAM: Lodha Developers outlined an estimated Rs 1,100 crore to Rs 1,200 crore office development on Golf Course Road in company comments published on Sunday, November 1, 2026. The project, Lodha Pantheon, is planned with four lakh square feet of saleable space across 27 floors, adding a new commercial development to the company's entry into the Delhi NCR market.

Executive Director for Finance Sushil Modi said the development covers 1.2 acres and will offer offices for purchase. The company also plans a housing project on Sohna Road in the fourth quarter of the current financial year. He described the two Gurugram developments as pilots through which the company would assess the regional market before a wider expansion.

What the company has set out

The office project's cost estimate, area and floor count were confirmed in two reports carrying the company's November 1 comments. The official project page identifies Pantheon as a commercial and retail development on Golf Course Road.

Modi described two ranges of floor plates: 13,000 to 15,000 square feet and 20,000 to 25,000 square feet. He said the company intended to sell office space, and attributed that approach to interest from businesses seeking ownership of their workspaces. That is the company's explanation of its sales strategy, rather than an independently measured change in demand across Gurugram.

The regional expansion follows a joint development agreement with MRG Group for a commercial and a residential project in Gurugram. The housing launch on Sohna Road remains a stated target for the fourth quarter. The comments do not establish that homes there have already been launched or handed over.

Registration and the documents available

Lodha's own Pantheon page displays Haryana real estate registration number RC/REP/HARERA/GGM/1090/822/2026/62 and directs readers to the state regulator's website. The number is reproduced here as the developer's disclosed registration reference. It should be matched to the regulator's project record when checking the promoter, sanctioned details and contractual milestones.

The page presents an Art Deco design and a computer generated image of the proposed building. That image is an architectural visualisation, rather than a photograph of a completed office tower. The marketing page and the financial documents serve different purposes: the former identifies the development, while the latter describes the company's wider operating position and plans.

How Gurugram fits the wider expansion

In its October 30 results release, Lodha said its NCR pilot was progressing and referred to a festive season launch. The release was signed on October 30 at 5.57 pm IST and covers the quarter and half year ending September 30, 2026.

The company's October 30 investor presentation lists two new NCR projects in its remaining financial year launch pipeline. Together, they represent an estimated 1.1 million square feet and Rs 2,950 crore in gross development value. That pipeline figure concerns the two projects together and is a sales value estimate, distinct from the office project's reported development cost.

The results release records quarterly pre sales of Rs 5,037 crore and profit after tax of about Rs 1,013 crore. First half pre sales reached Rs 9,670 crore, up 7 per cent, against a full year booking target of Rs 24,000 crore in the presentation. Those are company wide figures. They do not measure Pantheon's bookings, construction progress or contribution to profit. The next stated local milestone is the planned Sohna Road housing launch; the office cost estimate should likewise be read as a company plan, rather than expenditure already completed.
