GMRL Seeks 40,254 Sq M HSVP Land for Metro Stations

GURUGRAM: Gurugram Metro Rail Limited, which is building Phase One of the city metro, has sought about 40,254.2 square metres of land from Haryana Shehri Vikas Pradhikaran for station infrastructure and commercial development, officials said.

The two major parcels are proposed for Udyog Vihar Phase Six station at Kadipur and Sector 101 station, with commercial development intended to support project finances beyond fare revenue. GMRL is constructing the Priority-1 corridor from Millennium City Centre Metro station to Sector 101 near the Dwarka Expressway.

It has sought 18,136 square metres for business development and around 1,200 square metres for entry points to Udyog Vihar Phase Six at Kadipur. For Sector 37 metro station it has sought over 900 square metres, and over 800 square metres for Basai village station. For Sector 101, it has sought over 19,000 square metres in Dhanwapur for station infrastructure and business development.

A GMRL letter to HSVP last month stated: It is kindly requested to transfer the aforesaid HSVP land measuring approx. 40254.2 sqm to GMRL on permanent basis, in order to facilitate timely execution of the Priority-1 Corridor of the Gurugram Metro Project. A senior GMRL official said the land was being sought for business development to keep the project financially viable and that a stakeholders meeting with developers, industries and corporates was planned to work out linkages.

Last September, GMRL chairperson D Thara had written to the Haryana government seeking land parcels for property development and commercial use along the corridor, and a reasonable share in transit-oriented development benefits arising from increased land value. A senior HSVP official said the authority was working on transferring land needed for metro construction, while decisions on business-development parcels would be taken by higher authorities in Chandigarh.

Separately, the Municipal Corporation of Gurugram House on Friday cleared transfer of 1,445 square metres of MCG land in Sector 7 for Priority-2 entry and exit works, showing how station footprints now cut across both HSVP and municipal land banks. The 40,254 square metre ask keeps the focus on whether Chandigarh clears commercial parcels as quickly as construction land. Kadipur and Dhanwapur together account for the bulk of the request, with smaller entry parcels at Sector 37 and Basai village completing the Priority-1 list.

HSVP's split between construction land already in process and commercial parcels pending Chandigarh clearance remains the main procedural fork for Priority-1 station sites. Officials said business-development land would be decided separately from parcels required for station civil works.
