VDA’s Anand Kashi Phase 1 in Kallipur Advances With 1,004 Plots; Registration Aimed by End-August

Varanasi Development Authority’s Anand Kashi Phase 1 at Kallipur is moving toward public registration by the end of August 2026, with RERA paperwork described as being in its final stages. The integrated gated layout spans about 456,399 square metres and earmarks 1,004 residential plots in four size bands: 72, 162, 200 and 288 square metres.

Authority briefings on 22 August listed supporting uses beside the plots: three group-housing pockets, 108 commercial units, education and healthcare parcels, a community centre, two utility sites and 18 green patches. Road hierarchy is set at 24, 18, 12 and 9 metres. A central park of about two hectares is planned with a Nataraja plaza. A Miyawaki forest block of roughly 3.71 acres sits inside a green share of at least 15 per cent of the scheme.

VDA Vice President Purna Bora said the project pairs modern amenities with Vedic and cultural identity, framing Anand Kashi as the city’s first integrated gated city in about three decades. The quote is the Authority’s on-record pitch for why the Kallipur site is being sold as more than a plot colony.

End-August public registration depends on RERA clearance closing on schedule. Until that certificate is live, the Authority’s “final stages” language is a status note, not a booking open date. Plot sizes and land-use counts above are as released in the VDA briefings used for this report.

Kallipur sits on the city’s developing fringe, where large contiguous parcels still allow a full road grid, park and forest block in one fence line. The 24-metre spine and stepped 18/12/9-metre internals are meant to keep traffic off plot fronts. Commercial and group-housing pockets are placed to serve residents without forcing every errand back onto the outer highway.

Green accounting matters for RERA and for buyers who track open space. Eighteen green patches, a two-hectare central park and the Miyawaki strip together underwrite the Authority’s claim of at least 15 per cent green cover. Education and healthcare parcels are listed as scheme components; school and hospital operators were not named in the 22 August briefing material cited here.

For a Banaras market that has seen plotted colonies without full social infrastructure, the VDA list — plots plus group housing, shops, school and health land, community centre, utilities — is the integrated pitch Bora tied to cultural design cues such as the Nataraja plaza. Whether that mix survives final RERA drawings is a paperwork question still open until registration is notified.

Buyers watching the end-August window will look for the RERA number, the final plot schedule and the payment plan. The Authority has not, in the briefing set used here, published a lottery-versus-allotment method or a price band.
