Uttar Pradesh Introduces New Property Registration Rules; Aadhaar No Longer Valid as Proof of Family Relationship

Uttar Pradesh has introduced new rules for the registration of family-owned properties, making it mandatory to submit additional documents to verify family relationships. Under the revised guidelines, an Aadhaar card will now be accepted only as proof of identity and address, and not as legal evidence of relationships such as parent, spouse, or legal heir.
The new directive requires applicants to provide government-approved documents, including birth certificates, family register extracts, succession records, or other legally valid documents, wherever verification of family relationships is necessary during property registration. The move follows clarification that Aadhaar is meant solely for identity verification and cannot be treated as proof of familial ties.
The revised rules are expected to strengthen the property registration process by reducing disputes and preventing fraudulent claims. Property buyers, sellers, and legal heirs are advised to keep all required relationship documents ready before visiting registration offices to avoid delays or complications in completing the registration process.
