Signature Global Plans 194-Acre Farrukhnagar Villas

GURUGRAM: Developer Signature Global on Friday announced a 194.22-acre ultra-luxury farmhouse villa project in Farrukhnagar, marking its entry into Gurugram West with an estimated gross development value of Rs 5,500 to 6,000 crore.

The company said it has acquired 25 acres through conveyance deeds and entered collaboration agreements for another 169.22 acres. The parcel is expected to add about 6.77 million square feet of developable area to its pipeline. Sources put the cost of the 25 acres at about Rs 150 crore. The project is framed as a low-density, invitation-style residential enclave of luxury farmhouse villas with large green spaces and planned sport, hospitality and leisure components.

Expressway links and corridor bets

The site sits roughly 15 minutes from the Dwarka Expressway, with access to the Kundli-Manesar-Palwal Expressway and frontage on the Farrukhnagar-Wazirpur Road. Signature Global pointed to a planned four-lane upgrade of the Farrukhnagar-Gurugram road at an estimated Rs 365 crore and to NHAI alignment work on a proposed Gurugram-Farrukhnagar-Jhajjar highway as part of the infrastructure story around the belt.

Founder and chairman Pradeep Aggarwal said Farrukhnagar had been on the company's radar because of expressway proximity and the scale of open land, and that the product was meant to be defined by privacy, greenery and curated experiences rather than a conventional high-density layout. In the first quarter of this fiscal year the company reported sales bookings of Rs 1,970 crore. It has delivered 19.2 million sq ft so far and recorded Rs 8,250 crore in sales bookings in FY 2025-26.

For the Farrukhnagar-Pataudi fringe, a project of this size is a signal that listed developers see the west-of-Gurugram map as more than agricultural leftover. Actual villas, internal roads and amenity delivery will still depend on collaboration closures, approvals and the pace of the road upgrades the company is betting on. Until sales launch details are out, Friday's note is a land-and-pipeline announcement, not a booking open day.

Land assembly that mixes freehold purchase with collaboration on the larger share is common in peri-urban Gurugram, but 194 acres is still a large single announcement for the west belt. Buyers and brokers will watch how quickly layout approvals and RERA registration follow. The company's own pitch leans on Dwarka and KMP access plus the proposed Jhajjar highway rather than on an existing metro station at the doorstep. That makes road delivery timelines as important as the villa product brochure when the project moves from announcement to sales.
