DTCP Notices 80 Homes in BPTP Astaire Garden

GURUGRAM: The Department of Town and Country Planning's enforcement wing has issued show-cause notices to around 80 homeowners in the BPTP Astaire Garden colony in Sector 70A for alleged violations of sanctioned building plans and occupation certificates.

The notices were issued by the office of the District Town Planner (Enforcement) during a survey of colonies developed by the builder. Officials are checking whether residential properties match approved plans and occupation certificates, and whether commercial activities are being run from homes.

District Town Planner Amit Madholia said homeowners had been given one week to bring their properties into compliance with the approved plans. If the alleged violations are not corrected within the notice period, the department will proceed under applicable rules, including demolition of unauthorised construction. Properties where commercial activities are found may be sealed.

The Astaire Garden notices form part of a wider enforcement push against encroachments, unauthorised construction and land-use violations. The enforcement office is surveying other colonies developed by the same builder and has said action will follow wherever violations are identified.

In the same enforcement window, teams demolished an illegally constructed market in Alimuddinpur and HSVP cleared structures on acquired land in Sector 18. Further sealing and demolition action has been scheduled around the Trade Centre in Sushant Lok's B Block, where the department has sought police deployment for a drive expected to target homes used as paying guest accommodation, guest houses or for other commercial activities.

For Astaire Garden owners, the one-week clock is the immediate story. The notices do not themselves demolish a floor or seal a door; they open a reply and rectification window. After that, Madholia's office will assess responses and any corrective work before deciding on demolition or sealing. Buyers and tenants in Sector 70A will watch how many of the roughly 80 notices turn into physical action once the week ends.

Commercial use of residential floors has been a recurring flashpoint in licensed colonies. Pairing plan deviations with occupation-certificate checks lets DTCP treat both the built form and the actual use. The Sushant Lok Trade Centre follow-up shows the same theme moving into PG and guest-house conversions. Astaire Garden is now in the response stage, not the wrecking stage, but the department has already stated what comes next if compliance fails.

Homeowners who receive a notice should treat the one-week window as a hard deadline for filing replies and starting rectification, Madholia's office has indicated. Waiting until after the period expires risks moving straight into demolition or sealing files. Colony associations in Sector 70A are also likely to seek clarity on which alleged violations are structural and which relate only to commercial use of residential floors.
