GMDA Seeks 5.21 Acres for CPR Service Road

GURUGRAM: The Gurugram Metropolitan Development Authority has sent a revised proposal to the National Highways Authority of India seeking acquisition of 5.21 acres for a service road along the Central Peripheral Road stretch from Elan Mall in Sector 84 towards NH-48, officials said on Monday.
The land marked for acquisition sits in the revenue estates of Sihi and Mohammadpur Jharsa. On that strip, GMDA plans a 12-metre-wide service road on the left side of the CPR corridor on the Dwarka Expressway alignment. Parts of the required land have already been taken for the road's starting reach. The authority has asked NHAI to verify the remaining parcels before any final notification.
The revision matters for privately licensed colonies that sit along the proposed service road. The fresh proposal includes about 164 square metres of licensed land belonging to a residential society so that the colony can get access to the new road. The Department of Town and Country Planning has cleared that licensed-land piece, officials said. GMDA will bear the land cost and the expense of building the connecting stretch between the housing project and the service road.
A GMDA official said the change was made so that licensed colonies are not left staring at a parallel road they cannot legally enter. NHAI has been asked to confirm which parcels still need acquisition. A senior NHAI official, speaking on the status of the file, said the matter was under consideration of higher authorities.
Service roads along high-speed corridors decide whether residents and local traffic can move without forcing every trip onto the main carriageway. On the CPR belt near Sector 84, societies and commercial pockets have grown faster than the last-mile access designed for them. A verified 12-metre service road from Elan Mall towards NH-48 is meant to plug that gap, provided the land notification actually follows the revised map.
Acquisition of village land and a slice of licensed colony land in the same proposal also shows how tightly packed the corridor has become. Each square metre now carries a housing claim, a highway claim or both. Delays in verification tend to freeze both construction and access planning. That is why GMDA's request for NHAI to check the ground before notification is as important as the acreage figure itself.
Commuters who already use the Dwarka Expressway-CPR interface know the cost of missing service continuity: abrupt merges, illegal cuts and vehicles creeping along shoulders. A planned service road only helps if it opens with lawful entry points for the colonies that paid for licensed development beside it. The 164-square-metre access provision is a small area with a large effect on whether those societies are included or bypassed.
Until NHAI completes verification and a notification is issued, the project remains a paper alignment. The Monday update still moves the file from a general intent to a quantified land ask: 5.21 acres in two villages, plus a DTCP-cleared licensed patch, with GMDA paying. That is the civic checkpoint residents and builders along Sector 84 will watch next.
